Leaking Hose Bibbs...
As part of the home inspection, one of the things that we require our home inspectors to do is operate all of the hose bibbs (outdoor faucets) on your new home. Not only are we able to test the water pressure but we are able to test the functionality of the faucet as well. The pressure gauge puts back pressure on the valve body allowing us to check for any leaks or defects..
It is not uncommon to see leaks like the one shown coming from the vacuum breaker -- the device that prevents backflow and keeps gray water from entering the potable water system. These can be easily repaired by a licensed plumbing contractor. As part of ongoing maintenance, periodically check your outside water valves. If they leak from the stem packing a slight turn on the packing nut can resolve the problem. If the leak is coming from the vacuum valve, tightening or replacement of the valve may be necessary. If the conditions continue, you may need to have a licensed plumber resolve the problem...
